Summary

Transformation of new-build, empty warehouse with small office/reception into a fully-stocked warehouse with production area, and fully-functioning offices suite.

A large mezzanine floor was installed across 1/3 of the existing warehouse, creating 2 floors of fully-functioning offices, with 3 large office spaces for 40 desk workers, 2 x directors offices, 1 x meeting room, 2 x finance offices, 2 x kitchen areas, 1 x large rest room, 1 x chill-out space, and 7 x WC’s including shower and looker room.

The offices were created with partition plasterboard stud walls and full-height glass walls to create modern, open working areas.

These areas all have suspended fire-rated ceiling grid systems, with minimum 30 minute fire-rated seals to protect the new constructed mezzanine floor.

The warehouse area was installed with full LED lighting, with built-in emergency backup supply. The warehouse has 4 x 3-phase machine points installed, 2 x 3-phase fork lift chargers, and a large parts carousel.

All of the works were designed and wired to a new system including cable management/segregation/installation of multiple systems from mains, 3-phase, office single phase, high grade Data/Phone installation and full high-specification integrated fire alarm system.

Timescale

The project had a firm fixed completion date of 16 weeks start to finish and signed off.

This was delayed due to the new building not being completed and handed over, which left 12 weeks for all works to be completed.

The project was completed with all objectives met, including additional works agreed during the installation, prior to this deadline.

Points of note

  • LED lighting installed throughout to minimise running costs with best possible light output levels. These lights also have a very long life expectancy so minimal maintenance costs for duration of the fittings life
  • LED panels installed into new suspended ceiling. These lights had to have fire rated hoods fitted to give the ceiling a full fire rating for building regulations
  • Full emergency lighting system installed to give best possible light levels during power failure
  • Liaison with main project management team to make sure installation was on schedule and budget due to additional works required
  • Liaison with main client, where items to be installed so as they can get best use from them
  • Liaison with main partitioning contractors to make sure all wiring was ahead of schedule for build to not hold up any other trades
  • Liaison with Air conditioning installers for sizing/quantities/positioning of feeds they required; fitting in time for them to do their installation and commissioning
  • Liaison with fire alarm and security alarm installers for positions and amount of feeds they required and installation
